Who is a part of the Marquise team?

What will you do to rent my property?
We use many different avenues market your property.  Below is a list of our most common marketing tools.  Most are free to you, but some are subject for reimbursement.

  • FOR RENT SIGNS – We place signs in the yard or in a window.
  • WEBSITE – We place all of our properties on our website.
  • MASS NEWSLETTER – Posting available units
  • INTERNET LISTINGS – We take advantage of our current memberships and free websites.
  • NEWS PAPER - We will place an ad in the local news papers.
  • FLYERSWe create a colorful flyer to mass email, post wherever possible, and to hand out to prospects and peers. 
  • MASS EMAILS – We send out a mass email to all Local Realtors and other email contacts within our network.
  • WORD OF MOUTH To our network of business professionals, friends, family, and peers.
  • AVAILABILTYOur Property Manager is available anytime to show the unit to prospects.  We can show the unit on weekends and evenings, even on Sundays.

How do you qualify prospective tenants?
The first step is to have the prospective tenant complete a residential application. 

  • LANDLORD REFERENCES - We verify past rental history.
  • IDENTIFICATION – We make a copy of their current state or government issued driver’s license or identification card.
  • PERMANENT ADDRESS – We always get a permanent address from each prospective tenant.
  • EMPLOYMENT/INCOME – We verify employment and sources of income.
  • OTHER REFERENCES – We make sure prospective tenants have additional references.
  • PETS – If you allow pets at your property, we check that the prospective tenant’s pet(s) have a good rental history too.   We will also collect a pet deposit or pet fee per your request.

Will you check on my unit to insure the tenant is taking proper care of their residence?
Our lease allows us to enter the unit for any reason with favorable notice.   There are many ways we can check on your property: during general maintenance repairs, preventative maintenance inspections, enter to change a furnace filter, showings to future tenants, and drive-bys.  If we notice a problem we will address the issue right away.

What happens if the tenant does not pay their rent?
On the 5th of each month, in addition to a quick phone call we also send late notices to all tenants with unpaid rent.  If we do not receive payment by the 10th, we send out a final past due letter demanding payment a.s.a.p.  In some cases we hand deliver late notices to the door and/or send a certified letter stating a final demand.  If payment is not received in full by the 15th we will file for an eviction through the local justice system.
Every situation can be different and the property manager will make a decision based upon what is best for you.  We make sure we stay on top of any unpaid rent.  We do not let unpaid rent elapse for long periods of time.  We believe the best thing in these situations is communication and documentation.  Every letter, phone conversation, and in person conversation is documented in the tenants file.

Will you bill my account additional fees for legal proceedings? Every situation is unique; however, generally we do not charge you extra fees to process an eviction or to collect unpaid rent.  There will be cost associated with the collection process, such as: small claims filing fees, sheriff delivery, and certified letters

How do you handle maintenance requests?
We will verify with you during our contractual meeting how you prefer maintenance requests to be handled.  There are several ways to ensure that you are happy with maintenance repairs.  You can pre-approve every maintenance request, pre-approve repairs over a specific amount, and/or give us a budget to maintain.

How informed will I be about what happens with my property?
We always keep the lines of communication open with our clients and tenants.  We believe this is the key to our success.  It is up to you on how this is accomplished.  We can send notes with your monthly statement, email you, phone you, etc.

How do I know your property manager won’t spend my money on large repairs without my approval?
There will be a legal contract signed between you and Marquise Real Estate Group stating how repairs will be handled.

When do you mail the owner's checks and statements?
Owner’s checks are mailed out on or before the 5th of each month but no later than the 10th for that month's activity. Most months, you will have your check and statement in hand by the 10th, subject to the tenant paying rent on-time.

Can you put my rental proceeds directly into my bank account?
Yes!  We can mail your check directly to your bank for immediate deposit and just mail you a copy of the monthly statement.

How much is your monthly property management fee?
Our management fee very competitive and is determined by several factors including location, number of units, level of responsibilities, etc.  Please call us today to discuss our services and fees.

Will there be additional fees on top of the monthly management fee?
There are no additional management fees each month.  It is common for us to request reimbursement for costs related to operating your property.  These items are discussed with you during the contract signing and will not be a surprise.  Such as: small claims filing fees, regular scheduled maintenance, preapproved maintenance, utilities, advertising, and other miscellaneous items.

Are you a licensed Property Manager?
Our Property Manager is a licensed Realtor. There is no "Property Management License" requirement in the state of Indiana.

Who holds the tenant's security deposit and how much security deposit do you charge the tenant?
All security deposits will be held in our escrow bank account. It is up to you on how much the tenant will pay for a security deposit.  We suggest one month's rent.
